A warm, smiling welcome awaits you at our beautifully furnished and very friendly family B & B which was awarded a four star rating by "Visit Britain" in June 2006.

The Tourist board report stated the hotel is "well maintained and decorated", with "plenty of personal detail to give a homely air", "good sized bedrooms with pleasing use of colour", and food which was described as "well presented and very good quality".

It is run by Noel and Christine Watson. We have a very high standard of cleanliness and a no-smoking and no pets policy. Nothing is too much trouble to help you have a comfortable and happy stay with us.

We have a very smart breakfast/dining room in which you can enjoy your hearty breakfast before dashing off to the beach, to the New Forest, or wherever you are going to spend your day.

For breakfast we offer various fruit juices, cereals, fruits, yoghurts, croissants.

Our generous Full English breakfast consists of bacon, egg, sausage, potato, tomato, beans and mushrooms. Almost any variation of the Full English is easily provided. Tea or coffee, and toast are also served.

If your stay with us coincides with any particular special occasion, please let us know and we can arrange to have flowers or chocolates and wine in your room for when you arrive.

VERY EXCITING NEWS!! Further to many requests that we have had, from 2005, we have two ground floor rooms available. Both will have been newly refurbished and details are shown further down the site!

Tea & Coffee making facilities are in all the bedrooms with decaff versions of both, as well as coffee mate, brown & white sugar, sweeteners, milk, horlicks, hot chocolate and biscuits.

Bedroom 2 A single room with a vanity sink, with a bathroom across a small landing (sharing with rooms 5 and 6), decorated in warm coffee and cream colours.

Bedroom 3 (Above) A warm double en-suite room decorated in coffee & cream. Completely re-furbished in February 2006.

Bedroom 4 A twin en-suite room with lilac floral bed linen and pine furniture.

Bedroom 5 A single room with a vanity sink unit. Just next door to the bathroom (sharing with rooms 2 & 6). Very cosy and popular room for single people.

Bedroom 6 A double room (shares bathroom with rooms 2 & 5) with painted blue/green/beech furniture and vanity unit. Light and airy.

Bedroom 7 Our delightful en-suite family room has a double bed, a black tubular bunk bed and a put-you-up bed. A cot can easily be put up as well. This room sleeps a family of five or six.

Bedroom 8 Fully re-furbished in 2005, this is a very large double/family ground floor room that can easily sleep 6, with a double bed, bunk beds and a comfortable sprung/mattressed sofa bed. A light airy feel and good sized en-suite means that any family will be totally comfortable in here.

Bedroom 9 This ground floor room was refurbished in 2005. A smart, classic room, decorated in cream and heritage red, with a very stylish en-suite. Lovely wrought iron bed and a sofa bed. Usually a double room but can comfortably sleep 4 people.
